PDI plans allowed the City of Davenport to turn land intended for industrial uses into a neighborhood with a variety of housing types, green space, and commercial activity.
Mixed-Use Developments
PDI revised the City's land-use plan to allow mixed-use developments in Prairie Heights, 630-acre neighborhood. In addition, PDI prepared a detailed land development and financing plan for 220 acres of undeveloped land within Prairie Heights. The land is situated in a prime location near
interstate access and adjoining major arterials.
Creating A Sense of Community
The Prairie Heights Neighborhood Development Plan presents a series of neighborhood planning concepts to integrate residential, recreational, commercial, and civic uses. The plan shows numerous public places, ample trails and park areas, a neighborhood commercial node, vehicular parkways, new civic buildings, expanded industrial development, and a variety of housing types that match local market conditions. The design concept reflects New Urbanism, as well as many of the best features of traditional suburbs.
Local Concerns and Needs
The final land use and site development concept addresses local concerns for open space, as well as traffic and transportation needs. The plan also reflects a market analysis of new residential and commercial development.
Fiscal Impact Analysis
