Location
City of Sun Prairie, WI Project A highly detailed regulating plan was developed by PDI to help the City of Sun Praire reshape and revitalize its well trafficked and aging commercial corridor. The corridor plan is designed to bridge the geographic gap between the City's downtown core and its newly emerging Westside Neighborhood. Four Districts To effectively guide development, the Regulating Plan identifies four distinct districts including a highway development area, a traditional residential main street, a mixed–use main street, and a typical commercial arterial. Public workshops and meetings were conducted in each district throughout the planning process. Block Code and Guidelines The Regulating Plan provides a block–by–block development code, as well as design guidelines. The Regulating Plan contains a diagram and written standards for each block in the corridor. Standards for building placement and scale, circulation, curbcuts, parking, and other site elements are specified for each block. Landscaping and architectural details are also addressed. Infill Strategy Due to the variety of architectural styles, business types, and housing along the road, the corridor plan offers specific concepts to provide coordinated development. It promotes fundamental concepts such as keeping buildings near the street edge, and creating pedestrian routes with cafes and other appropriate retail uses. Road Design The plan included several site–specific development concepts to help the process of reconstructing the road and making streetscape improvements. |
