Project
Flexible development codes which foster economic sustainability were
a key element in an award-winning plan for a new neighborhood and
main street corridor.
Form-Based Code
The plan's innovative "form-based code" was honored by the Wisconsin
Chapter of the American Planning Association.
Mixed-Use Development
PDI's General Development Plan (GDP) for West Prairie Village is a
detailed urban design concept for a 210-acre site that includes a
main street with retail and residential areas. The GDP also preserves
wetlands, and includes architectural landscape plans for parks, open
spaces, and trails. The mixed-use development is designed for over
1,100 residential units and 300,000 square feet of commercial space.
Street Design
An integrated street system features a Regulating Plan with form-based
codes, a Land Use Development Chart, and a Building Types Summary
Chart.
City/Developer Coordination
In preparing the plan, PDI worked closely with both the City and the
developer in order to create a GDP that met requirements of the Westside
Neighborhood Plan section of the Sun Prairie Master Plan 2020.
