Village of Caledonia
PDI prepared a comprehensive land use plan for Caledonia, a community which is located in a rapidly growing region between Milwaukee and Chicago.
An effective comprehensive plan is a vital tool for successful long-term community growth and land management.  Drawing from extensive experience, PDI works with communities to carefully balance the needs of property owners, residents, and local businesses. PDI will prepare a land use map along with key principles to guide decisions on issues such as community character, housing, economic development, environmental concerns, and transportation choices. PDI will help communities establish a dialogue with adjoining municipalities to cooperatively address area-wide issues.  Through a collaborative process, PDI develops unique plans that reflect the critical issues identified by each community.

Towns
A primary goal in town planning involves preserving rural landscape while achieving economic sustainability. Towns often face new challenges as urban areas grow closer to rural boundaries and freeway corridors invite commercial expansion. PDI helps Towns face new pressures by creating plans based on a community vision which evaluates the area’s natural resources, visual character, housing choices, transportation needs and economic opportunities. PDI’s plans enable Towns to evaluate new development proposals within the framework of the community’s vision.


Villages
PDI assists newly incorporated, as well as established Villages, develop policies to increase tax base and improve existing services. Significant issues often cited by Villages include retaining open space, expanding trails, establishing design guidelines and flexible codes, improving transportation policies, providing mixed-use opportunities, reviving Main Streets and commercial areas, identifying neighborhoods, setting density requirements, encouraging conservation subdivisions, and addressing the overall impact of growth. PDI assists Villages in obtaining community input, as well as working with surrounding communities.

Cities
PDI directs planning efforts in Cities that face major growth challenges, redevelopment opportunities, and complex questions concerning transportation and infrastructure. PDI maintains that City plans can be more effective by identifying neighborhoods, districts, and corridors and developing recommendations that are specific to each area. This also allows greater flexibility in devising planning methods and codes. Public participation is critical in shaping policies in the comprehensive plan.

Counties
County plans are intended to reflect the needs and attitudes of diverse local governments, each with local concerns that require integration within an overall framework. In preparing a County Plan, PDI recognizes the importance of individual community meetings and intergovernmental cooperation.
